Why people are moving here in 2026 and 2027

Great Falls has not grown much in decades. That is changing, and the reasons are specific.

Malmstrom Air Force Base. Malmstrom hosts the 341st Missile Wing and is the largest employer in the area. Thousands of service members and families PCS in and out every year. The Sentinel program, which replaces the Minuteman III missiles, is expected to bring construction and contractor activity for years. Our Malmstrom PCS guide covers that move in detail.

Janicki Industries. An $800 million aerospace manufacturing campus is under construction at AgriTech Park, with the first building scheduled to open by the end of 2028 and 1,000 jobs expected within five years. Janicki says it will hire locally first. Full details in our Janicki guide.

Healthcare. Benefis Health System and Great Falls Clinic are the second and third largest employers and recruit from out of state.

Cost. Great Falls is one of the more affordable cities in Montana. Buyers priced out of Bozeman, Missoula and Kalispell are a steady share of our relocations. Our cost of living comparison has the numbers.

Montana has no sales tax. Montana does have a state income tax, which matters if you are coming from Washington, Texas, Nevada or another state without one.

The Great Falls Association of Realtors estimated in September 2026 that the city is about 630 housing units a year short of demand. Nineteen residential projects were in predevelopment as of the city's last update. Our housing shortage guide explains what that means for buyers and renters.

Buying from out of state

Many relocation clients buy before they arrive or within the first month. Here is how that works.

Pre-approval first. Get it from a lender licensed in Montana before you look at a single listing. In a low-inventory market, sellers take the offer that can close.

Remote showings. We walk properties on video and send unedited footage. You see what we see, including the parts a listing photo leaves out.

Inspections and closing. Inspections happen without you. Closings can be done by mail-away or with a mobile notary in your current state. Title companies here do this every week.

Timeline. From accepted offer to keys is typically 30-45 days. Start looking 6-8 weeks before your move date if you want to close before you arrive.

VA buyers. If you are using a VA loan, the process is the same with a few extra steps. Our VA home buyers page covers them.

Renting first vs buying first

There is no wrong answer. There is a math problem.

Renting first makes sense if you do not know the city, your job is not certain past a year, or you want to see a winter before you commit.

Buying first makes sense if you plan to stay three years or more, you are paying rent that is close to a mortgage payment, or inventory is tight enough that waiting means fewer choices.

Right now buying is still the stronger case for anyone staying three or more years. Rent is $1,740 and the payment on a median-priced home with 10 percent down is roughly $2,412 in principal and interest at 7.5 percent, about $2,900 to $3,100 with taxes, insurance and mortgage insurance. Our rent vs buy guide runs the numbers in full.
